Audio Regions are gone but audio is still working

I am running into an audio issue on my timeline. The audio regions just stop displaying. If I play the clip I can still hear the audio when the regions end. Does anyone know how to fix this? I have redownloaded this clip from the source, deleted, readded it, started a new project file. I even raised and lowered the level of the audio and the regions still don't appear. The audio continues to work but the regions disappear. Any ideas?

Try making a copy of the clip with a new name, then import that.

Are you using Windows 11 build 22H2 and is the audio AAC?

The Windows 11 22H2 issue of AAC audio waveforms being incorrect is addressed in the 18.1 release which just became available.
