Resolve stops responding when editing

For the last few days I have been having this constant issue where I try to edit a video and once I add any transitions or skip forward/backward in the timeline resolve stops responding. This happens in resolve 16 and resolve 17. Any suggestions what could be causing this and how to rectify it. Thanks.
