Titles have no options if added after Cache -> Auto

Windows 10 Pro. Ryzen 2700x 32 GB RAM. GTX 1050ti and GTX 1060.
Setups to create:
New Untitled Project.
Turn on Playback -> Render Cache -> Smart.
Add new Title to Timeline. You will have normal options.
Adding second or more to Timeline and you will not have any options for the new Titles. i.e. Can't set text, or anything.
If I disable Smart Cache, I do not get options back on old "dead" Titles. However, newly added Titles work normally.
