Edit page is choppy and slow but no other page is...

I've had this happen 3 times this month and fixed it every time... no idea how but I can't figure out how to fix it again.

Playback is laggy and choppy in the edit page ONLY.

It's not choppy, in Fairlight, cut, media pool, or the color page.
I've disabled all effects, all Fairlight effects, cleared cache, and made sure I have enough space on my drives.

I've checked my settings to make sure my cache drive is set correctly, I've disabled and enabled proxies... playback is awful in the edit page and great everywhere else...wtf.

Just replying here as I was dealing with maybe the same problem (on a Macbook Pro connected to two Samsung 28" UHD monitors where one was used for fullscreen playback). I experienced bad playback (stuttering, dropped frames), but only on edit page, only in the timeline.

I had a 25p project and monitors where @60Hz. Source viewer on edit page gave me good playback, as did color page, but edit timeline did not. I was able to fix this by adjusting the refresh rate on my monitors which defaults back to 60Hz after every reboot. After setting the monitors to 50Hz full screen video from timeline played back normally.
