Text+ Keyframe no longer works correctly

Hello.

I want to keyframe the Text in a Text+ on the edit page.

Add Text+
Enter Text & set a keyframe
move 2 seconds and set another keyframe
move 1 frame, remove text, and set a keyframe
move 5 seconds, add a keyframe
move 1 frame, add text, and set a keyframe
move 3 seconds, add a keyframe

Regardless of switching the cache off, deleting the cache, etc it doesn't keyframe the Text.

I started with a simple Text+ clip.

I'm seeing the Text change both on screen and in the Inspector, but the timing doesn't match. The Inspector shows things correctly, but that isn't reflected properly on screen.

Studio 17.1.1 for Windows.

Yep I am getting all sorts of weird happenings, for the time being, I will just jump into fusion.
